We can quickly help you identify the price range of the house your financial situation enables you to purchase. If you provide some basic information such as your income, savings, and current debt - we can recommend mortgage lenders for you. This will save you the time from calling the many banks and mortgage companies trying to find the best rates and their qualification requirements.


Develop Ideal Profile of Desired Property
We meet with the Buyer to determine what type of home will suit their needs. Needs may include a number of items such as area of town, number of bedrooms and baths, ranch or 2-story, type of house siding, subdivision or private lot, basement, lakeview, etc. We take all of these elements and more into consideration, then we start searching for your new home!


Search Resources for Desired Property
The next step is to search for your desired home. We have access to a wealth of resources to help you quickly find the best property which meets your specifications. For example, we can make you aware of excellent properties, which are not advertised through the normal channels. We can also conduct instant computer searches through the Multiple Listing Service (MLS) for properties meeting your specifications. The MLS is the nation's largest database of properties. This task alone saves you hundreds of hours as compared to if you tried to find these properties yourself or from unqualified sources. Plus, your chances of ending up with just the right house are increased significantly.

We can also provide comprehensive information on local utilities, zoning, schools, traffic conditions, taxes, etc. This is especially important if you are relocating from another area. With this information, we can help you identify if the prospective property provides the right environment for your family and if it will maintain a good resale value when you sell it.


Tour Properties With YOU!
After narrowing property choices with the Buyer, we set up appointments with the Sellers of the preferred properties. Appointments are set up to suit Buyer time schedules. We then tour the properties with the Buyer and determine which property they would like to make an offer on.


Estimate Settlement and Monthly Investment Costs
The next step after determining approximate value of the desired home, is to estimate settlement costs and monthly payments on the home. Our computer databases can generate this invaluable information within minutes.


Structure, Present and Negotiate the Purchase Offer
Professional representation is significant when negotiating the purchase of a new home. Each $1,000 a Buyer may save on the purchase of a new home is an extra $1,000 they may make on the sell of that home. We have the ability to solely represent the Buyer as a Client, and we take extra care to ensure we represent our Client through the entire buying process. We can make you aware of inspections and issues regarding the prospective property. This is especially important since there are so many factors, which, if neglected, can impact the soundness of your real estate purchase. These can include:

  • Final purchase price
  • Financing
  • Terms
  • Date of possession
  • Inclusion or exclusion of repairs and furnishings or equipment
  • Time to complete the inspection process before becoming bound to a contract.




Monitor Your Loan Processing
When a price has been agreed upon by both the
Buyer and the Seller, the loan process begins. The
loan process can be long and agonizing if the
Buyer is not properly represented. We stay in
constant contact with the loan officer to give the
Buyer added assurance that everything goes
quickly and effortlessly in the loan process. In
some cases, we can have loans processed, approved,
and closed within 1 week or less
!



Signing a Contract and Pre-closure Inspections
We can facilitate the signing of the purchase contract between the buyer and seller. Once you have a signed contract to purchase the property, you will want to make sure all the appropriate inspections are done on the property before closing, or making the purchase final. These can include:

  • Inspections for termites
  • Dry rot
  • Asbestos
  • Faulty structure
  • Roof condition
  • Septic tank and well tests

We can help you locate certified professionals to do these inspections.

At this pre-closure time, you should request to see a preliminary report on the title or ownership of the prospective property. Sometimes, the Title to a property can have issues such as "rights of access", easements, etc. which may make it undesirable.


Finally the Closing (Settlement)
This is the final meeting where you formally purchase the real estate. An attorney or a title or escrow company typically handles this meeting. We can guide you through this process to make it flow smoothly.
