will do a walk-through with you to see if there are minor repairs
and/or adjustments that may catch a Buyer's eye. If desired by
the Seller, we can also make recommendations concerning furniture
placement, painting, landscaping, or other items that may influence
a Buyer's decision.
Create a Marketing Plan
We develop a competitive
marketing strategy to enable you to get the maximum offer for
your home. With written permission to advertise, we will automatically
place a "for sale" sign on your property with directionals
and develop a COLOR flyer with your home's profile. We will then take
pictures of the exterior (and interior, if you desire) and create
a specific address for your home on this web site...we also advertise
on 10 other affiliate web sites. Furthermore, we will advertise
your home in the Real Estate Book and various newspapers and
other publications if applicable. We will also sponsor open houses
to produce additional activity on weekends if so desired by the
Seller. Of course, your home will also be marketed on the local
Multiple Listing Service. Other property specific strategical
marketing may also be done depending on the property.
Monitor Activity
We
will constantly monitor any "happenings" with the home
and surrounding homes currently for sale and/or under contract.
When a surrounding home sells, we will give you an accurate selling
price, not just the "word on the street". We monitor
any showings of your home, and follow up with agents who show
your home to find out why or why not a potential Buyer had interest
in your home.
