I want to sell my house.  What next?

What will help me sell my home quickly?

Buyers are savvy!  You want to make sure your home stands out from the rest.  A fresh coat of paint or a well manicured lawn goes a long way in making your home go to the top of a Buyer's list.  We can assess your home and tell you what needs done for you to be at the top of the market.  In addition, do the following:

-Eliminate clutter and personal items...this makes the home seem larger and allows potential buyers to envision their furnishings in the home.  Take down personal  photos, collections, accessories, etc.  

-Keep your bath and kitchen countertops cleared.  This gives the elusion of more countertop space.

-Keep the home clean and smelling good at all times...baking cookies before a showing or using air freshener can work wonders.

-Play some light music in the background when a Buyer comes to see your home.  

-Price the home right.  Nothing turns buyers cold faster than an overpriced home.

-Empty half of your closets...less cluttered closets give the appearance of much bigger closets.

-Turn your lights on and open blinds/curtains.  Well lit homes seem cheery.

-If you are going to spend money on updates do the kitchen first and then the baths.  Nothing increases resale like updated kitchen and baths.

-Always have your house ready to show!  Buyers and/or realtors may show at any time even if you ask them not to.  Be ready!

-Last but not least, leave your home while the Buyer and Realtor are there.  Buyers feel uncomfortable evaluating a home if the owner is present.
